Dual Key Homes is a forward-thinking company with an eye for building design and an enthusiasm for creating great investment outcomes for their investment clients. Our mission is to help clients make informed decisions about their residential property purchases, and take the guesswork from the equation of property investment.
Working in conjunction with reputable property developers and builders, our focus is to construct dual occupancy housing to provide multiple streams of income from the one dwelling which maximises the rate of return on the investment. Our focus at this time is primarily in the growth suburbs of Brisbane and South East Queensland and recently some of Queensland’s regional areas currently showing the green shoots of returned prosperity.
The group is headed by director Steve Stemp, an accredited finance professional with over 30 years of experience in Finance and Residential Property Sales.
Our Packages
The dual occupancy packages we put together for clients are high yielding between 5.5 & 7.5 %. These high yields are supported by a written rental guranantee from an independent property management company. The high yield provides cash flow positive outcomes to investors which enables them to pay down the properties faster, generating further passive income for later years.
We provide three types of dual occupancy house and land packages for clients, these being dual key homes, duplexes and triplexes. The main difference between a dual key home and duplex/triplex in Brisbane is that the duplex/triplex can be strata titled upon completion, often creating instant equity or “equity uplift”. This enables purchasers to recycle the equity created and potentially get into their next property purchase sooner. It is an attractive and rewarding strategy that can be incorporated into any property portfolio.
Our fixed price dual occupancy packages start at $465k.
How we get paid
We do not charge clients for our service. Dual Key Homes is able to leverage from its success to negotiate a sales management fee on each property purchase, similar to that of a real estate agent.
The relationships that we hold with reputable builders and land developers is the key driver in delivering dual occupancy property to our clients at wholesale prices without comproming quality of design and inclusions. It is our point of difference and a real tangible value for ourclients.
Locked-In Prices with all inclusions
We work with builders that provide fixed-price contracts. Properties comes with all standard inclusions for rental, with no additional out of pocket expenses. The builders we work with will always complete the entire project as planned and on time. In addition to building, they will take care of landscaping and internal finishing’s such as lights and painting so the property in ready to be tenanted.
